Through leasing, landowners make cash during the present time without waiting for the sale of the land in the future to realize their profits.
Third, land leases not only maximize the land’s profit capacity, it utilizes its productivity as well. As mentioned, it is a scarce resource. Letting land sit idly is a big waste since there are surely people who can make use of it. Whether it for industrial, commercial or residential purposes, leasing out land develops land’s usefulness.
Lastly, the increase of the market value of a land that is being utilized is generally more than that of an unused land. Leasing out the land for commercial purposes for example, is a good way of bringing profitable businesses in the area. These businesses will not only make use of the land, but contribute to other things such as an increase in employment, development of tourism, the economy and the like. In short, the value will have a bigger increase proportionate to the development of the area it is situated in.
Evidently, it is more profitable to use landlord forms to lease out land than to simply acquire it without making use of it. A good investor knows what to invest in, but a smart investor knows how to make the most out of it.
