Real Estate: Making an Offer and Winning It

So, you've found the perfect house you would want to buy. The next thing you'll do is to make an offer to the agent and realtors for the property.

However, if you are a first timer in this field, you may not know a couple of important things you will need to make the bid a success. So, to help you in this, here are some tips to help you make a wise, winning offer.

1. Learn more about the house. Try to know its basic selling facts, like how long has it been on the market, its initial asking price and how much was lessened now from the original asking price. One thing you should always keep in mind in buying a house is that a property that has been in the market for far too long might have some issues, or maybe the asking price is far too much for what the property is worth. Learn about these things so you can make a good estimation.

2. Get to know the interior of the house better. While getting a tour of the home, remember to jot down potential issues, hazards, defects, and other problems that you see in it.

3. Ask a little about the history of the current owners. You can take a better advantage if the homeowners are only left with the choice of selling the property because they need to move away, and not just because they had a new house built.

4. Think over your budget again. Consider how much money you would feel okay to spend on the property you are eyeing and how much more you could adjust to if you really plan to bid hard. Consulting with a mortgage professional can also help, as you can get reviewed if you can be qualified for the amount.

5. Considering the market conditions is a must. Learn whether the property is hot real estate, because when you bid too low, you can lose the house to others who knows how to make the proper offer for the estate.

6. Justify your offer in a letter. This way, you can properly point out why you're only offering as much. Thoroughly explain the possible problems and issues you've seen in the house.

7. Never ask for too much while making an offer. This will make you look as if you are not interested enough in the property and the seller can still find someone else who he can negotiate with easier, so never ask for a lot upfront. Remember, you don’t own the house yet, and you are not sure if you’ve won the bid yet. Negotiation about repairs and other things have their own due time.

8. Never haggle too much. This might make you look like you’re under appreciating the property and might turn the sellers off, as, again, they can find other potential buyers who can easily agree with the asking price. So, know when to stop asking for bargains and discounts. Remember that although you are looking for a good deal, too much haggling wouldn’t do you any good.

After learning that much about the property, you may now be able to make your offer. Just remember to ask your seller to give you an answer in forty-eight hours, so you can avoid giving the realtors too much time to get a good number of other competitive deals.
