Real Estate: Energy Efficiency In Your Home Is Important To Implement

Energy in Florida is a big issue to think about, even before completing and signing real estate forms, to get into the home. There are things that can be done to reduce energy consumption, and in turn, energy costs. Most, if not all, local governments, or energy utilities will provide free energy inspections to homeowners. They check for air flow, where air is leaving or entering the home, where energy is used unnecesarily in the home, and what can be done to conserve energy. After the inspector is done, the homeowner is often presented with a computer graph, report and pictures of the inspection's conclusion. Unlike real estate forms, which, once signed, it is very hard to unsign, and become free from the real estate legal contract's stranglehold, the home can be modified to improve energy-efficiency.

Solar hot water systems, and heat pumps can reduce energy consumption. Insulation of doors, window, and attic entrances can can really improve energy-efficiency and savings. The roof is where so much energy loss occurs, and a good barrier in the attic and around the attic door is very useful and practical. Windows can be shaded. Shade trees can be planted keeping out penetrating sunlight, and therefore, heat. A smaller HVAC (heating and air conditioning) sytem lasts longer, cycles on and off less frequently, and costs less to purchase. There are also programmable thermostats. Air filters should be checked and changed monthly, and the air ducts cleaned out. Sometimes HVAC companies offer a yearly maintenance plan in which a technician comes out to the home each quarter or at other intervals during the year, inspects the air conditioning and heating machinery, and changes the air filters. It may cost a little, but in the long run, preventive maintenance is the cost-saver. Some governmental entities offer rebates on high efficiciency AC systems, solar panels, solar screens, and other weathering tools for the home.

In the state of Florida, the issue of energy is a big one, and energy use, whether in a home, or apartment, has to support over 12 million residents of Florida, plus the millions of seasonal visitors to the sunshine state. Florida real estate law is complex, and a lot of real estate forms are essential. The energy needs of the state will continue to also be complex.
