Real Estate: Conducting screening on the Tenant

An important measure to keep a check on any kind of tenant problem is to prequalify the tenant. It determines whether a prospect is qualified to become a tenant. Most of the tenant problems can be eliminated in the screening process.

The screening starts from the first meeting of the tenant. The meeting can be done in person or through phone.  Frame valid questions to ask your tenant and make the list in writing and proceed further only if the answers are satisfactory. This list should include name, contact details, number of family members, pets if any, reason for moving, rental term, moving in date, whether they smoke or drink, credit and previous landlord reference. Furnish all the details of your rental unit, rent amount, security deposit and other important terms and conditions so that it helps you to screen any disqualified tenant. Serious people will readily answer to all your queries and they would not be reluctant to furnish their details, if you suspect any problem in answering your questions, it is better to avoid such people. This will save much of your time and effort.

If the landlord is satisfied with the initial contact, they can proceed with the second process of showing the rental unit to the prospects. This can provide you ample information about the tenant. Be sure to look for certain important signs while accessing the new tenant. Carefully watch the appearance, the way of their conduct and behavior, manners etc. Also be alert to whether the tenant makes an attempt to give a good impression or he/she is genuinely good. Most often a person who appears to be shabbily dressed will never keep their home neat and clean. It is better to avoid them. Some people may criticize the property just to negotiate the price, look out for to ascertain whether their concerns are genuine.

Once the landlord is satisfied with the meeting and the tenant has agreed to take the property on rent, the next process of writing the rental application can be initiated. Make sure the tenant fills up all columns in the form and provides all supportive documents as evidence. Inform the tenant that you will notify him/her after the decision is made. The landlord can also get a credit report done on the tenant for which the landlord can collect a screening fee. Once the credit report is prepared and analyzed, the landlord can reach a conclusion as to which applicant the property to be rented. The landlord can fix a date and time to sign the lease form. Instruct the tenant to bring a security deposit.
